RERA Approval Process in Telangana — Complete 2026 Guide
Step-by-step RERA registration process for builders, agents and buyers in Telangana — fees, documents, timelines, complaint redressal.
The Real Estate (Regulation and Development) Act, 2016 — RERA — brought transparency, accountability and project-level financial discipline to Indian real estate. Telangana implemented its state RERA framework through TS-RERA, with rules amended several times since 2017.
Whether you are a builder launching a new project in Hyderabad, an agent operating across the state, or a buyer about to commit money, you must understand the TS-RERA framework. This guide walks through the registration process, documents, fees, timelines and the complaint mechanism.

Who must register under TS-RERA
TS-RERA registration is mandatory for any commercial or residential project where the land area exceeds 500 sqm or the project has more than 8 apartments. Even single-tower mid-rise launches in Hyderabad cross this threshold easily, so practically every gated launch needs to register before any marketing or sales activity.
Real-estate agents — defined broadly to include channel partners, brokers and agencies — must register separately. Without a TS-RERA number, an agent legally cannot facilitate any transaction in a registered project.
- Project size > 500 sqm OR > 8 units = mandatory project registration
- All agents (individual or firm) must hold a valid TS-RERA agent number
- Plot-only layouts under 500 sqm are exempt but still must declare details to buyers
Builder project registration — step by step
Builders must register the project before any advertisement, brochure printing or booking acceptance. The TS-RERA portal is the only valid registration channel.
The process typically takes 30–60 days end-to-end if documents are clean. Common reasons for rejection include incomplete approvals from HMDA/GHMC, missing CA-certified financial declarations, or mismatches between the proposed plan and the sanctioned plan.
- Step 1 — Create a TS-RERA portal account and assemble documents
- Step 2 — Upload approvals (HMDA/GHMC sanction, NOCs, environmental clearance)
- Step 3 — Submit project financials, completion timeline, allottee declarations
- Step 4 — Pay registration fee (₹5/sqm to ₹50/sqm depending on project type)
- Step 5 — Address queries; receive TS-RERA project number
Agent registration
Agent registration is comparatively lightweight — most applications are processed within 2–4 weeks. The fee is ₹25,000 for an individual and ₹50,000 for a firm. Renewal is required every five years.
Once registered, the agent number must appear on every advertisement, brochure, booking form and email signature used in the course of professional activity.
- Individual fee: ₹25,000 / Firm fee: ₹50,000
- Validity: 5 years; renewal mandatory before expiry
- Agent number must appear on all marketing collateral
Buyer protections under TS-RERA
Buyers benefit from several specific protections. Builders must use 70% of project receipts only for that project's construction (escrow rules). Carpet area — not super built-up — is the binding measurement on the agreement. Delays beyond the registered completion date trigger interest payments to allottees.
Before paying any token amount, always verify the project's TS-RERA number on the official TS-RERA portal. The portal lists project status, sanctioned plans, financials and any complaints filed.
Filing a complaint
If a builder violates the registered specifications, fails to deliver on time, or charges for super built-up area instead of carpet, the buyer can file a complaint on the TS-RERA portal with a fee of ₹1,000 per complaint.
Most cases are heard by the Adjudicating Officer; appeals go to the TS Real Estate Appellate Tribunal. Decisions are typically rendered within 60–120 days.
Frequently asked questions
How do I check if a project is RERA-registered in Telangana?▾
Visit the official TS-RERA portal and search by project name, builder name, or location. Every registered project carries a unique number that should also appear on the builder's brochure and website.
Is RERA required for plotted developments?▾
Yes — if the layout exceeds 500 sqm of total area or 8 plots, TS-RERA registration is mandatory. Smaller layouts are exempt but the developer must still disclose all plot details to buyers.
What happens if a builder doesn't register?▾
Marketing or selling an unregistered project attracts a penalty of up to 10% of the project cost. Buyers in such projects can claim refunds with interest plus damages.
