Annual Rental Value (ARV) Method

Used by GHMC (Hyderabad), GCC (Chennai), and several other municipal corporations. Tax is calculated as a percentage of the expected annual rental income of the property.

Tax = ARV x Tax Rate x Zone Factor x Age Factor

Capital Value Method

Used by BBMP (Bengaluru), BMC (Mumbai), and PMC (Pune). Tax is calculated based on the market value or circle rate of the property.

Payment Deadlines & Penalties

Early Payment

Pay before deadline and save 5-15% on your total property tax. Delhi MCD offers the highest rebate at 15%.

Late Payment

Late payment attracts 1-2% monthly penalty. Some cities also charge compounding interest on the penalty amount.

Non-Payment
